With coastal views and a sandy beach just across the road, this accommodation is close to a main bus route in to Edinburgh city centre, with buses running every 5 minutes until 6pm and every 15 minutes after 6pm each evening.

Seabreeze Bed and Breakfast is about four miles from the centre of Edinburgh and has an uninterrupted view of Edinburgh seafront towards the Forth Estuary.

The accommodation offers excellent value for money, a beach-front location, comfortable rooms and superb service.

Edinburgh city centre and its attractions are all easily accessible via public transport.

For guests with cars, this B&B has the advantage of unrestricted on street parking.

The largest room has a King-size double bed, a double sofa bed (accommodation for up to four people) and a fully tiled brand new en-suite bathroom with shower, toilet and wash basin.

The other family room has a double bed, a single bed and en-suite facilities with shower, toilet and wash basin (recently installed).

The third bedroom is a small double, usually used for single occupancy but able to provide comfortable accommodation for two adults. It has a private bathroom (not en-suite but close to the room) with a bath and overhead shower. This room has a particularly good sea view across the Firth of Forth.

All bedrooms are well equipped and have:

• DVD/CD television (choice of DVD films available)
• Hairdryer
• Tea and coffee making facilities

The large room with a King-size double bed and sofa bed also has views of the sea from its double-glazed windows.

Bathrobes and toiletries are provided for guests and the B&B has full central heating.

A Continental-style breakfast is served in the dining room/lounge (with open coal fire) between 07:30 and 09:00 (Sundays 08:30 to 09:30). Other times can be arranged on request.

A typical breakfast menu might include:

• Choice of cereals
• Fresh Fruit and Fresh Yoghurt
• Breakfast rolls, croissants and pancakes
• Toast with butter and jam

Freshly brewed tea and coffee and orange juice is also served, and eggs are available on request.

For other meals there is a good selection of pubs, restaurants and take-aways in the area.

At Seabreeze B&B, the aim is to provide organic and fair trade produce for our breakfast menu whenever possible.

Seabreeze Bed and Breakfast is located only a short drive or bus journey from central Edinburgh.

Buses run from outside the house into Princes Street and Waverley Station every 5 to 10 minutes daily. Journey time to the city centre is approximately 15 to 20 minutes.

Available bus routes include the Lothian Regional Transport Buses (Numbers 26 and 26A) and the First Buses Services (Numbers 66 and 126).

Seabreeze Bed and Breakfast is ideally located for a visit to Edinburgh - 'The Athens of the North' - which is filled with buildings and cultural attractions, including:

• Royal Mile
• Princes Street
• Royal Yacht 'Britannia'
• Whisky Heritage Centre
• Holyrood Palace

. . . plus an abundance of museums, galleries, houses and monuments.

On the doorstep there is the Brunton Theatre, numerous historical links golf courses and the famous Musselburgh Racecourse. Only 15 to 20 minutes from the city centre by bus, there is a lovely beach and promenade in this locality, ideal for evening walks.

From the beginning of August until early September is a time of excitement, when the world's most famous cultural event - The Edinburgh Festival - is held. There is always a hogmanay party, to welcome in the new year.

Seabreeze Bed and Breakfast is Open All Year.

Guests are asked to vacate the premises by 09:40 on their day of departure, although a later checkout can be requested, if required.

There is a public phone located across the street and an ironing board and iron is available on request. A clothing alteration and laundry service is available at extra charge.
