Seabreeze Bed and Breakfast

Seabreeze B&B is about four miles from the centre of Edinburgh and has an uninterrupted view of Edinburgh seafront.

With a sandy beach just across the road, the B&B is ideally located for a Scottish seaside holiday.

Edinburgh city centre is easily accessible via public transport, which offers excellent links to Edinburgh's many attractions.

For guests with cars, the accommodation has the advantage of unrestricted on-street parking.

The large family room has a king-size double bed and a sofa bed, and has a shared bathroom.

There is also a small double bedded room.

Seabreeze Bed and Breakfast has two bathrooms, each with a 'Power' shower - one upstairs and the other downstairs, along with a separate downstairs toilet.

Bedrooms are well equipped and have:

• Dvd/cd television [choice of dvd films available]
• Hairdryer
• Tea and coffee making facilities

Each room has views of the sea from its double-glazed windows, toiletries provided and central heating.

Continental breakfast is served in the dining room/lounge between 07:30 and 09:00 [Sundays 08:30 to 09:30]. Other times can be arranged on request.

A typical breakfast menu might include:

• Choice of cereals
• Fresh Fruit and Fresh Yoghurt
• Breakfast rolls, croissants and pancakes
• Toast with butter and jam
• Tea, coffee and orange juice

Eggs can be served on request.

For other meals there is a good selection of pubs, restaurants and take-aways in the area.

Seabreeze B&B aim to provide organic and fair trade produce for our breakfast menu whenever possible.

Seabreeze Bed and Breakfast is located only a short drive or bus journey from central Edinburgh.

Buses run from outside the house into Princes Street and Waverley Station every 5 to 10 minutes daily. Journey time to the city is approximately 15 to 20 minutes.

Available bus routes include the Lothian Regional Transport Buses [Numbers 26 and 26A] and the First Buses Services [Numbers 66 and 126].

The house is ideally located to visit Edinburgh - 'The Athens of the North' - which is filled with buildings and cultural attractions, including:

• Edinburgh Castle
• Royal Mile
• Princes Street
• Royal yacht 'Britannia'
• Whisky Heritage Centre
• Holyrood Palace

. . . plus an abundance of museums, galleries, houses and monuments.

On the doorstep there is the Brunton Theatre, numerous historical links golf courses and the famous Musselburgh Racecourse. Only 15 to 20 minutes from the city centre by bus, there is a lovely beach and promenade in this locality, ideal for evening walks.

From the beginning of August until early September is a time of excitement, when the world's most famous cultural event - The Edinburgh Festival - is held. There is always a hogmanay party, to welcome in the new year.

Seabreeze Bed and Breakfast is Open All Year.

*Except during Christmas and New Year - Christmas and New Year Breaks available, please ask for details.

Single room available at £35.00 per night, except during August £40.00 per night.

Special Offer - 4 May to 30 June, and 1 September to 20 December
Stay 3 nights and the 4th night will cost only £10 per person per night. Includes breakfast.

Special Offer - 1 October to 31 March*
£25.00 per person per night, bed and breakfast, based on 2 people sharing a room for 2 nights or more. The third night would also be half price!
*This special offer is not available during Christmas, New Year, Valentine's Weekend or special event weekends [for example Bank Holiday Weekends or when there are Rugby International Fixtures being played in Edinburgh].

Guests are asked to vacate the premises by 09:40 on their day of departure, although a later checkout can be requested, if required.

There is a public phone located across the street and an ironing board and iron is available on request. A clothing alteration and laundry service is available at extra charge.
