This large Victorian town house is set in Morningside, a residential district on the south side of Edinburgh.
The front door to the house is located down the steps in the back garden.
Edinburgh city centre is only a 10 minute bus ride away from this bed and breakfast accommodation.
Morningside Place is on direct bus routes to the main attractions of Edinburgh, theatres and concert halls.
Owners Bob and Jill have a lot of experience welcoming guests to their home - Bob was Honorary Consul for Belgium before his retirement. Jill speaks French and German.
Relax in the drawing room which has an open fire, television and piano, or enjoy a coffee in the beautiful, south-facing walled garden.
Tame birds, squirrels or even foxes can be found in the 150 year old cedar trees - especially when Ben Loyal, the amiable resident Black Labrador, is off-duty!
Accommodation
The master bedroom, 'Cedar', has a king-size four-poster double bed.
The room also has modern en-suite facilities [shower, toilet and wash basin].
The Cedar bedroom overlooks the peaceful rear garden.
Each bedroom has a radio, hairdryer and tea and coffee making facilities.
The second bedroom, 'Yew Tree', can have 2 single beds or a king-size double bed.
Yew Tree has a private bathroom [not en-suite] with bath, shower, toilet and wash basin. The view from the bedroom window looks onto the front garden of the house.
Food and Drink
The conservatory is the ideal place to enjoy breakfast.
As Jill is a dancer she is happy to provide breakfast for every sort of diet - from dancers to rugby players! There are always full fruit bowls for guests to help themselves, but there is home-made chocolate cake as well.
Morningside has every sort of cafe and restaurant on the doorstep - Chinese, Indian, Nepalese and a small Italian cafe with the best ice cream in Edinburgh.
After a tiring day out why not bring a take-away back to eat in the conservatory?

4 Morningside Place is close to Napier University. It is on direct bus routes to Edinburgh University and all Festival venues.
