This family run 3 star guest house is situated in the centre of Edinburgh's historic New Town.
Ardenlee is only half a mile from Princes Street, the Waverley train station and St Andrew's bus station.
The house has an ideal location for use as a base when exploring Edinburgh's many attractions and lively nightlife.
Built in 1871, this beautiful Grade B listed Victorian town house was commissioned by Sir George Warrender [Baronet], and retains many original features.
A high standard of accommodation is offered in a friendly and informal atmosphere.
Accommodation
Most bedrooms have private en-suite facilities.
The 2 rooms without facilities have their own wash hand basins and share a large bathroom with a bath and power shower.
There is an excellent choice of accommodation - large family, standard family, double, twin and single bedrooms.
Every guest room is spacious, comfortable and tastefully decorated, and features of each room include:
- Colour television and radio
- Hairdryer
- Tea and coffee making facilities
Ironing facilities are available on request.
Food and Drink
A full cooked breakfast is served in the large dining room on the ground floor.
Choose from smoked bacon, sausage, scrambled, fried or poached eggs, mushrooms, baked beans, tomato, fried bread, or have the vegetarian option.
A range of cereals, fresh fruit and fruit juices are also available.
Ardenlee Guest House is also close to a number of restaurants, cafes and pubs.
Location
The main train station [Waverley] and St Andrew's bus station are less than a 15 minute walk away from the Ardenlee.
A taxi from either costs around £3.50 and a taxi from the airport costs approximately £15.00.

- £27.50 to £37.50 - Apr to Jun and Oct
- £25.00 to £35.00 - Nov to Mar [excluding Christmas, New Year + Rugby International Weekends]
