In the centre of Edinburgh, this elegant Grade A Listed Georgian town house was built around 1780. In 1999 the residence was divided to form 3 luxury apartments and in 2005 this apartment was comprehensively refurbished.
Flat number 2 provides centrally located accommodation for 2 people [can be increased to 4] and is on first floor level.
The property has been inspected by the Scottish Tourist Board and awarded 5 stars - a world class grading for accommodation.
The drawing/dining room overlooks Queen Street, towards the private Residents' Garden opposite [a key is provided for access to the garden].
Accommodation
The main entrance from Queen Street gives access to the large vestibule, which leads to the spacious, fully carpeted outer hall.
All rooms in the apartment are off the internal hall, which features quartz halogen lighting, a longcase clock, a small gate-leg table, an umbrella stand [with umbrellas!] and hall mirror.
Accommodation is well equipped - for example the 43" Plasma television offers 30 digital channels, and the Bose CD, DVD and FM radio system supplies the entire apartment with music through the 'Octopus' integrated sound system! Broadband internet access is also available.
The walls feature framed prints depicting scenes from 18th century Edinburgh.
The bedroom has a single large Georgian window and a comfortable Queen-sized double bed with cherry wood headboard. There is a large fitted wardrobe.
The bedroom overlooks the rear of the building and has a large gilt bevelled mirror, a dressing table with illuminated mirror and 2 bedside tables, with silk-lined lamp shades.
Also in this room is a 22" wall mounted LCD television and a radio alarm clock.
The spacious drawing/dining room has 3 Georgian windows with their original cast-iron balconies, working shutters and a pair of very comfortable 3-seater settees - each folds down to form a full-size double bed.
Separated by a coffee table, the settees are on either side of the imposing gas coal-effect fireplace, which is operated by remote control.
The mahogany 'D-end' dining table is accompanied by 6 dining chairs and a long sideboard at this end of the room.
Additional seating is provided by 2 Victorian arm chairs. A mahogany sofa table and mahogany desk are both trimmed with leather.
The galley-style kitchen is fully fitted with integrated appliances - electric oven, gas hob, extractor fan, twin bowl sink with waste disposal unit, dishwasher, washing machine/tumble drier and fridge/freezer.
There is also a microwave oven, kettle, toaster, coffee maker - plus an extensive range of cooking utensils, serving bowls and crockery. There is even a Champagne ice bucket and Champagne flutes in case of celebration!
The shower room has a large power shower with 'drench' shower head and 4 body jets, mirrored cabinet, toilet and wash hand basin with chrome fittings.
Food and Drink
A selection of tea, coffee and milk is provided in the flat. Central Edinburgh offers a wide range of shops, cafes, pubs and restaurants.
Location
33 Queen Street is in the heart of Edinburgh's New Town, a very short walk from the famous Princes Street.
The property is also within a few minutes walk of the Waverley train and St Andrew's Square bus stations and only a 20 minute drive from Edinburgh Airport.
Prices
Per week [except August and Hogmanay New Year]:
- £400.00 to £550.00 - January to April
- £550.00 to £650.00 - May to July
- £400.00 to £550.00 - September to December
For stays of less than 1 week [minimum stay 3 nights] from £90.00 to £140.00 per night.
August [Edinburgh Festival] minimum stay 1 week, £850.00 per week.
New Year minimum stay 1 week, £850.00 per week.
A contingency deposit of £100.00 will be required - this will be refunded less any charges for breakages/accidental damage. The cost of outgoing telephone calls [if service is 'activated' - please see below] is also taken from the contingency deposit.

Other Information
Please note that this is non-smoking accommodation. 
Access to the apartment is available from 12:00 midday on the day of arrival, if you intend to arrive later please advise when booking. You must vacate the apartment by 10:00 on day of departure.
Included in the rates:
- Gas, electricity, central heating and hot water.
- All bed linen and towels.
The flat is carpeted throughout [except in the shower room and kitchen].
The telephone accepts incoming and outgoing emergency '999' calls. It can be 'activated' for local, national or international outgoing calls on request.
Entry 'phone system allows remote operation of the main building's front door.
