Accommodation
The Rose Street Flat provides good accommodation for 1 or 2 people [can be increased to 4 - as 2 couples] and is fully furnished and well equipped to ensure a high level of comfort.
All flooring is wood throughout except for the tiled shower room. A modern gas combination boiler provides the apartment with central heating and hot water, which is entirely under your control.
The entrance leads to a small hallway from which all other rooms are accessed.
The living room benefits from a remotely controlled gas coal-effect fire and natural light from the original Georgian window [secondary glazing has been installed to reduce noise from the street].
The sofa can fold down into a double bed and there is an Ikea 'Poang' chair.
The living room floor is covered by a large Chinese rug and the room is equipped with:
- Wall mounted 26" LCD television [with 30+ digital channels]
- DVD Player and VCR [Video Cassette Recorder]
- Stereo hi-fi with DAB [Digital Audio Broadcasting] Radio
- Selection of DVDs, videos and CDs
The bedroom has a double bed, a large wardrobe, bedside lighting and a radio/alarm clock. The Georgian window has secondary glazing.
The kitchen/dining room is fully equipped with a gas oven and hob, microwave, kettle, toaster, filter coffee machine, refrigerator, washing machine with tumble dryer and dishwasher. There is a pine table and 4 chairs.
The modern bathroom is tiled and has a 'power shower', toilet and wash basin.
Food and Drink
A selection of tea and coffee is provided in the flat. Central Edinburgh offers a wide range of shops, cafes, pubs and restaurants. If you wish to cook for yourself there are grocery shops in the immediate vicinity.
Location
The apartment is located in the heart of Edinburgh, just 50 metres from the famous Princes Street.
It is within a 10 minute walk of Waverley train station and the bus station in St Andrew's Square.
Edinburgh Airport can easily be reached by bus - a 25 minute journey - Service 100 will pick you up or drop you off in Princes Street.
Prices
£ per week [except August and Hogmanay New Year]:
- 300.00 to 350.00 - January to April
- 350.00 to 450.00 - May to July
- 300.00 to 350.00 - September to December
For stays of less than 1 week [minimum stay 3 nights] from £60.00 to £100.00 per night.
August [Edinburgh Festival] minimum stay 1 week, £600.00 per week.
New Year minimum stay 1 week, £600.00 per week.
A contingency deposit of £100.00 will be required - this will be refunded less any charges for breakages/accidental damage. The cost of outgoing telephone calls [if service is 'activated' - please see below] is also taken from the contingency deposit.

Please note that this is non-smoking accommodation. 
Bed linen, towels, gas, electricity, central heating and hot water are included.
The telephone accepts incoming and outgoing emergency '999' calls. It can be 'activated' for local, national or international outgoing calls on request.
